Key Metrics Explained

Gross Yield is annual rent divided by purchase price. Net Yield accounts for vacancy and expenses. NOI (Net Operating Income) is effective income minus operating expenses. Cash Flow is NOI minus mortgage payment. ROI includes both cash flow and capital appreciation over the hold period.

Scenario Analysis

In advanced mode, the calculator runs three scenarios — conservative, realistic, and optimistic — adjusting rent, vacancy, maintenance, and appreciation assumptions. This helps you stress-test your investment under different market conditions and make more informed decisions.

Cap Rate (Capitalization Rate) is the ratio of Net Operating Income (NOI) to property price. For example, a property priced at $200,000 with $12,000 annual NOI has a 6% cap rate. Higher cap rates indicate higher income relative to price.
Cash on Cash Return measures the annual cash flow relative to the equity (down payment + closing costs) you invested. If you invested $50,000 equity and earn $5,000 annual cash flow, your Cash on Cash is 10%.
